The Listing Glow-Up: 5 Things Sellers Regret Not Doing Before a Summer Listing

by Latisha Dash

Sellers, let’s talk.

Your house is cute—but cute doesn’t sell in June. Compelling does.

In my experience helping Queens and Long Island homeowners list and close, I’ve seen five avoidable mistakes that cost sellers thousands. And every summer, someone slides into my DMs saying,

“I wish I had done this before I listed.”

Here’s what they regret:

1. Skipping the Pre-Listing Deep Clean

That “lived-in” look doesn’t translate well online. Invest in a deep clean. Yes, even the baseboards and ceiling fans. Buyers scroll fast—make that first impression hit.

2. Not Upgrading Curb Appeal

Your grass, bushes, and front door color say everything before someone even steps inside. June is peak season for walk-by traffic. Make that lawn a magnet.

3. Ignoring Summer Smells

Listen, pet odors, musty basements, or even strong air fresheners are deal breakers. Don’t let scent sabotage your sale.

4. Refusing to Stage (Even Lightly)

You don’t need a full makeover, but pillows, lighting, and layout tweaks make homes feel spacious. DIY staging > empty rooms.

5. Listing Without Professional Photos

Yes, even in a hot market. Yes, even with your iPhone 15. Summer buyers are comparing listings in 2 seconds. Stand out or be swiped.
